Understanding a lead

Lifecycle stage

We translate 36 raw council statuses into five plain stages:

• Lodged - application submitted, under validation.
• In Assessment - being decided / further-information stage.
• Granted - permission granted; the project can proceed.
• On Site - a commencement notice was filed; building is starting.
• Complete - a completion certificate was filed.

Heat badge

Each lead gets a Hot / Warm / Cool / Cold badge combining its stage and scale (units, site area). Hot = on site and/or large. Use it to triage at a glance - we never show a raw score.

Area context and site constraints

Every lead is placed in its Census Small Area, Electoral Division and Local Electoral Area, so you can read it straight against Census statistics and the local electoral map. The Site constraints card flags a site inside an archaeology Zone of Notification (the Sites and Monuments Record) and counts the buildings on the National Inventory of Architectural Heritage within 50 m, with a link to the nearest.

Local market

The market card prices the lead’s own Eircode routing area as well as the county: median sale and sales count over the last 12 months from the Property Price Register, the CSO’s mean sale price for the area, and recent nearby sales.

Missing fields

Where a value isn’t in the public record we show “-”. That’s honest: we don’t invent data. Whether a lead has a named applicant or company is shown as a badge.
