The garden rooms and cabins that need planning, found while the buyer is still choosing.
Most garden rooms are now exempt from planning, so most of your market never files. The ones that do are the ones with a real brief: a protected area, a larger footprint, a holiday cabin, a glamping site, a refused extension. Those applications are public, tagged and filterable by council the week they appear.
The old way
Your best leads are the buyers who have a site, a budget and a permission, and by the time they are visible anywhere else they have already signed with whoever they found first.
There's a faster way to the work.
What you get
Built around how garden room, cabin & modular building suppliers actually win work
Garden rooms, studios and offices
Applications for a detached garden room, studio, home office or log cabin, with retained, removed and converted structures filtered out so the feed is new builds only.
Cabins and glamping pods
Holiday cabins, glamping pods and tourism units on farms, campsites and hotels. Few in number, but each is a commercial buyer who may want several units.
Domestic sheds and garages
Domestic sheds up to 60 m2, with farm buildings kept out, for firms that also sell storage, garages or carports.
Where the demand is
Dublin City, Dun Laoghaire-Rathdown, Donegal, South Dublin and Cork lead. Filter to your delivery counties and see a council at a time rather than a national list.
Granted, refused or pending
A grant is a buyer with permission in hand. A refusal or a further information request on an extension is a homeowner who still wants the space and now has an exempt alternative to consider.
Told the week it lands

Questions installers ask
Do garden rooms need planning permission in Ireland?
Often not. Since 27 July 2026 a detached garden room up to 30 square metres is exempt development, subject to conditions, and a new Class 3A allows a 32 to 45 square metre garden dwelling with a 14-day notification to the council. Protected structures, conservation areas, larger buildings and holiday use can still need an application.
How many garden room applications are there?
Several hundred a year across the 31 councils for garden rooms, cabins, glamping pods and domestic sheds, concentrated in Dublin City, Dun Laoghaire-Rathdown, Donegal, South Dublin and Cork. The July 2026 exemption changes are expected to reduce the number that file.
Does PlanningLeads list the homeowners who send an exemption notification?
No. Councils do not publish those notifications, and we do not hold them. The feed covers public planning applications only.
“Every week it tells us which new developments in our area will need planting, before anyone else calls them.”
Every lead links back to the official public record.
