Never. Every lead traces back to an official public record - assembled, de-duplicated and enriched, but never invented. We join records by Eircode and entity, and label enriched fields (like contacts) by confidence so you always know what's verified.

Two registers, counted separately because they are not the same thing. Around 108,000 planning applications and around 106,000 building-control commencement notices, across all 31 authorities, with more of both flowing in every week. Around 59,000 records are on site right now. Coverage is national and complete from 2024 onward for planning applications; earlier years thin out quickly, so treat anything before 2024 as a partial record rather than a full history.

Every lead's public planning description is read by Claude Sonnet 5 and classified into filterable attributes: scale (minor to major), use-class (residential, retail, office, data centre, industrial, hospitality, mixed-use, civic, agricultural), number of storeys, and trade triggers like demolition, renewables (solar, wind, heat-pump, retrofit, EV) and MVHR or EV-charging. These show as chips on every lead and are filterable in the app and the API. They're derived from public text at organisation and area level only - no personal data - so they're safe to resell.

The /services hub turns those attributes into ready-made buyer feeds - Demolition, Major projects, Renewables, MVHR & EV-charging, Data centres, plus site services, landscaping, BER, facilities management, cleaning, solar, retrofit, tenders and strategic infrastructure - each a pre-filtered view of the live leads. Yes - all 331 An Coimisiún Pleanála Strategic Infrastructure Development (SID) projects: data centres, wind & solar farms, battery storage, grid reinforcement, ports and major water/wastewater schemes. These are consented directly by An Coimisiún Pleanála and never appear in the council planning registers, so most leads services miss them. Each is geocoded, enriched with the developer, consent status and environmental (EIAR/NIS) flags, and sized from the capacity stated in the case's statutory notices. Alongside them we track every renewable-energy case lodged with the Commission since January 2025 - technology, county, the planning authority's decision and the consenting route, including the accelerated SID-REDIII route - and flag the applications that won a RESS auction. Yes - two extra national feeds most leads services miss. The EIA feed (browse at /eia) tracks around 1,880 geocoded mega-projects: every environmental-impact-assessed consent since 2017 across all regimes - An Coimisiún Pleanála, foreshore, roads, rail and waste - many of which never appear in the council planning or building-control registers. The fire-safety feed (browse at /fire-safety) tracks 40,859 Fire-Safety Certificate and Disability-Access Certificate applications, and 97% carry floor area. A cert is usually lodged before a site breaks ground, so it is an earlier signal than commencement for fire-stopping, sprinkler, smoke-ventilation, passive-fire, mechanical & electrical and access-consultant trades. Both are organisation and area level only, and reusable under Ireland's open-data licence.

No. We work at the organisation level. Where an applicant is a private individual we never enrich or sell personal phone numbers or email addresses, and anything ambiguous is treated as an individual fail-safe.

Yes - bulk export and signed webhooks are available on Max, so you can put the data in your own CRM or warehouse and have new matching leads pushed to you automatically. Max is held to a daily row budget of 5,000 rows across export and API reads, which is sized to serve a working integration rather than a full mirror; an Enterprise feed licence removes the budget entirely. This is unique to PlanningLeads in the Irish market.

Enterprise is a data licence issued to an organisation rather than a plan you buy at checkout. It adds the GeoJSON feeds that QGIS and ArcGIS read natively, uncapped bulk export, a higher rate limit, redistribution rights and a written service level. It follows an agreement and light due diligence. Once that is signed we record the licence against your organisation and your named contact gets a one-time link to create the API key themselves.

Nobody. A key is generated in your browser, shown once, and only its hash is stored, so there is no screen, endpoint or export that can reveal it to us or to anyone else. We cannot re-send a key; if you lose one you revoke it and create another. Separately, whether someone here is an administrator is read from the server's configuration rather than from the database, no endpoint can grant that role, and every privileged action taken against an account is written to an append-only log.
