Every SEAI home grant, by house type
Insulation grants scale with the type of house, because a detached house has more wall and roof to cover than a mid-terrace. Heat pump, solar and controls grants are the same whatever you live in.

Enhanced rates exist for some households (first-time buyers of a pre-2011 home, and households on a qualifying welfare payment). The report flags where you may qualify.
One Stop Shop contractors, or claim the grants yourself?
A One Stop Shop manages it
A registered SEAI One Stop Shop project-manages a bundled deep retrofit (fabric + heat pump + controls, often windows/ ventilation), applies the grants at source, and targets a post-works B rating (previously referred to as B2; SEAI simplified the scale on 2026-05-24).
- Eligibility: home built and occupied before 2011, current BER B3 or lower.
- The BER assessment is grant funded (€350).
- Targets a B rating after the works.
- Ventilation with heat recovery is funded here and nowhere else.
Or claim measure by measure
You appoint SEAI registered contractors yourself and claim each individual energy upgrade grant as the work is done. More control and no management margin, but you sequence the trades, do the paperwork, and pay in full before the grant comes back.
- Best where one or two measures are the whole job.
- A wall grant can be followed by a second wall measure.
- No project-management grant, and no netting off at source.
SEAI publishes the register of One Stop Shop providers, and that register is the only authority on who is currently registered. We do not hold it, rank it or endorse anyone on it. Check a provider against SEAI's own list before you sign anything.
What a deep energy retrofit costs after the grants
A deep energy retrofit is the whole bundle at once: fabric, heat pump, controls, and usually ventilation and glazing, taking the home to a B rating. Grants are paid per measure, so doing them together compounds them, and the One Stop Shop route nets them off the price instead of refunding you afterwards.

Other schemes worth checking
Warmer Homes Scheme
A fully state-funded (no homeowner contribution) energy upgrade for households receiving a qualifying welfare payment - a fuel-poverty scheme, not a general retrofit grant.
Eligibility: means-tested on a qualifying household welfare payment (e.g. Fuel Allowance, Working Family Payment) - you may qualify, check eligibility.
EV home charger grant - €300
a Transport/ZEVI scheme, not a SEAI retrofit grant - kept separate from the retrofit grant total; typically requires off-street parking
Vacant Property Refurbishment Grant (Croi Conaithe) - up to €70,000
administered by your LOCAL AUTHORITY (not SEAI) and stacks ON TOP of the SEAI energy grants. Up to 50000 (vacant 2+ years) or 70000 (derelict / on the derelict register); property must become your home or a registered rental. Indicative - confirm the amount and eligibility with your council.

- What SEAI home grants can I get in 2026?
- SEAI pays individual grants per measure (attic and wall insulation, heat pumps, heating controls, solar PV and solar thermal), a project-managed One Stop Shop route for a whole-home deep energy retrofit, and the Warmer Homes Scheme, which is fully funded for qualifying households. The amounts for each measure are in the table on this page, and they scale with the type of house.
- Who qualifies for SEAI grants?
- For the individual energy upgrade grants and the One Stop Shop route, the home must have been built and occupied before 2011, and you need a BER assessment. Warmer Homes is means tested on a qualifying welfare payment rather than on the house. Eligibility is set by SEAI and changes, so confirm on seai.ie before you commit to the work.
- What is a deep energy retrofit?
- A deep energy retrofit upgrades the fabric, the heating system and the ventilation together so the home reaches a B rating in one project, instead of one measure at a time. It usually means insulation, airtightness, a heat pump and controls, and often windows and doors. Because grants are paid per measure, doing them together compounds them.
- What do One Stop Shop contractors do?
- A registered One Stop Shop manages the whole upgrade: the BER assessment, the design, the contractors, the grant paperwork and the final BER. The grants are netted off the price rather than claimed back afterwards, so you fund the balance rather than the whole job. SEAI publishes the register of One Stop Shop providers; PlanningLeads does not hold or endorse that list.
- Can I claim SEAI grants myself instead of using a One Stop Shop?
- Yes. The individual energy upgrade grants are claimed by the homeowner with SEAI registered contractors doing the work, measure by measure. You keep more control and avoid the project-management margin, but you carry the sequencing, the paperwork and the cashflow, and you pay in full and claim back.
- Do SEAI grants cover windows and doors?
- Yes, since 2026 there is a standalone grant for windows and external doors, banded by house type, with conditions on the existing insulation standard and the U-value of what you fit. Ventilation with heat recovery is the measure that still has no grant of its own: it is funded only inside a One Stop Shop bundle.
- Does a retrofit need planning permission?
- Most fabric and internal upgrades are exempted development. Permission is more likely where the work changes the external appearance of a protected structure, or where it is part of an extension. External wall insulation on a protected structure is the common case that catches people out.
