Home retrofit in Ireland

PlanningLeads tracks 585 live home-retrofit and energy-upgrade projects across Ireland's 31 local authorities, worth an estimated €231m of work. Retrofit is the largest single upgrade programme in Irish housing: SEAI grants fund it, the planning and commencement record shows where it is actually happening, and this page tracks both.

Common questions

What is a deep retrofit?

A deep retrofit is a bundle of energy upgrades done together (insulation, airtightness, windows, ventilation and usually a heat pump) that takes a home to a high energy rating in one project, rather than one measure at a time. The SEAI One Stop Shop route targets a BER of B2 or better.

What grants are available for a home retrofit in Ireland?

SEAI runs several routes: individual grants for single measures, the One Stop Shop route where a registered provider manages the whole upgrade and the grant is netted off the price, and the Warmer Homes Scheme which is free for eligible households. Amounts and eligibility are set by SEAI and change, so check seai.ie for current values.

Does a home retrofit need planning permission?

Most internal and fabric upgrades are exempted development and do not need permission. Permission is more likely where work changes the external appearance, affects a protected structure, or involves an extension. External wall insulation on a protected structure is the common case that catches people out.

How do I find retrofit work as an installer?

Retrofit and energy-upgrade projects appear on the planning and commencement record before they go to tender. PlanningLeads tags them by county so an installer can see live projects in their area, with the source record linked.
