DEMOLITION WORKS Demolition of existing nightclub complex including fly-out plant structure serving the nightclub at the rear (north east) elevation of the Athenaeum. Demolition of nightclub toilet interiors and existing floor slab, and revisions to external openings in the rear ground floor rooms, within the footprint of the Athenaeum. Demolition of the three storey rear building dating from the twentieth century comprising 3 residential apartments, associated garden sheds, and west single storey boundary wall at 6/7 Castle Street. Demolition of modern single storey road-fronting extension with shop window to the south east corner of 6/7 Castle Street. Demolition of new openings between rooms and on all floors to the west gable wall at 6/7 Castle Street. Removal of existing 20th century railings to the road front of the castle. Removal of plant growth to the perimeter walls of the site including 2 no. trees growing out of the vertical rockface at the north east of the site. The trees overhang the rear plots of 17, 19 and 20 Slaney Street. Removal of plant growth including 2no. trees on the upper terrace to the rear of 6 Slaney Place. Removal of existing non-original ground finishes and re-grading of levels across the site. PROPOSED WORKS 1. Works to the street fronting building at 6/7 Castle Street. Internal works including general refurbishment, construction of a new 3 storey lift and stair core of 21 sqm to each floor, construction of a rear single storey extension of 50 sqm, installation of new timber sash windows to match surviving example, repairs to façades and roofs including the installation of new conservation rooflights. Change of use of ground floor from retail to café and ticket office. Change of use of upper floors from dental surgery and apartment to exhibition space. 2. Works within the footprint of the Athenaeum. General refurbishment, construction of a new insulated floor slab and new room layout, installation of new external door and sash windows in the rear ground floor rooms of the nightclub, falling within the footprint of the Athenaeum. To the south east and north east facades of the Athenaeum; making good to external walls and render finishes following demolitions. Installation of new rainwater goods as necessary. Change of use of rear ground floor rooms from nightclub to use ancillary to café/ ticket office. 3. Works to the castle. Works to the building itself are limited. Replacement of lost and damaged rainwater goods with new cast iron goods to match historic examples. Installation of new rainwater gulleys and land drains to the building perimeter. Replacement of external drainage servicing the building. 4. Works to the site. Repair and reconstruction works to the historic perimeter walls and walls within the site to conservation best practice. To the north east corner tower, repair works and construction of a raised viewing platform adjacent. Construction of a Sand Martin nest wall. Construction of gate piers and new timber double gates to the north west and south west corners of the castle. Reconstruction of the rendered stone crenelated boundary wall to the road front of the castle. To the main entrance gates of the castle site; reconstruction of the west gate pier, adjoining granite wall, pedestrian gate and timber gates based on historic photography. Renewal of the existing façade lighting scheme lighting the castle building. Installation of new bollard-mounted downlighters within the proposed garden to light pathways. Construction of a new garden within the main site, and new hard and soft landscape finishes throughout. Construction of site drainage and other siteworks associated with all the above. The site will be used as a public garden associated with the castle. The Athenaeum, 6/7 Castle Street, Enniscorthy Castle and 6 Slaney Place are all on the Record of Protected Structures. The site is within Enniscorthy Town Centre Architectural Conservation Area.
