Proposed development
Exemption from planning permission for the development and construction of a small (2.70m x 2.70m = 7.3m2 in total outer footprint area) ground-floor extension of the existing mid-terrace dwelling to the rear of the house, into our back-garden. The location and footprint area of the extension is marked in orange colour in site maps 3 and 4 attached, for convenience. The back garden measures 12m (length) x 5.5m (width, marked as blue lines in the same site maps), being a total of 66m2 approximately. No house extension or other previous developments have been carried out in the past, with the only structure erected in the garden being a 1.83m x 2.13m garden wooden shed. The works will extend the current kitchen area of the dwelling while adding also a small toilet and utility rooms in the ground-floor, as per drawings attached. Technical feasibility and regulatory requirements of the exempted development project have been already considered and discussed with building contractors, with formal quotes and technical specifications provided. The extension works will be fully compliant with existing building regulations. External walls will be 30cm thick (100m block,100mm cavity and 100mm block), with cavity to be fitted with 80mm insulation. Internal ceiling height projected to be 2.40m. Flat roof finished in alkorplan pvc and fitted with 150mm rigid insulation, no sky lights projected. Skim finish internally, knapped plaster finish externally. The extension will be located by the northern boundary line of our rear garden, as per drawings attached. All windows will be more than 9m away from the boundary lines they face, and the sliding patio door will be more than 2.7m away from the property boundary line it faces. No above-ground floor level in the project, and flat roof not to be used as a balcony or roof garden. Nature and extent of the works have been already discussed with neighbours closest to the works, and verbal agreement granted for the option of a party wall agreement (currently in the process of being agreed and formalized on paper)
What happens next
The application has been lodged and validated. The council has eight weeks to decide, unless it asks for further information. The council's decision is due by 22 Feb 2026.
