(1) Permission for retention of the following: a) the retention of rear external decked area with seating, b) the retention of construction of additional ground floor male WC, c) the retention of demolition of existing stores 1-3, internal alterations comprising of the construction of cold store and kitchenette, removal of internal stairs to first floor and removal of wall to provide additional floor space to pub area, the omission of entrance door and internal lobby into lounge area, and building up of original external door opening, d) the retention for the omission of first floor rear extension which was previously granted under planning ref no. W0006030 and retention for the demolition of previous first floor extension, e) the retention of the conversion of first floor areas to become unused space, f) retention of all associated site works as associated with the above, (2) Permission for change of use of rear garden area to external seating/beer garden as ancillary space to the existing public house.
