Proposed development

a Racing Stables & Yard at Rathconrath House, a "Protected Structure". The proposed development will consist of the following elements: 1) The demolition of existing, derelict and semi-derelict outbuildings and part of the garden wall. 2) The refurbishment of existing Carriage House and two agricultural sheds to its rear, including the partial re-roofing of Carriage House, opening of blocked-up apertures and installation of new, door and window joinery and conservation roof lights. Two agricultural sheds to be re-roofed in profiled, steel cladding to match existing slate roofs in colour. Carriage House and sheds to continue in their existing agricultural ancillary use. 3) The refurbishment, (re-pointing and weathering) of the wall of the Walled Garden. 4) The erection of two new stable blocks, comprising 24 stables, two Wash Bays, two Loose Boxes, a Feed Store, Tack Room, Haybarn, a 20m diam Horse-walker, 6 Isolation Loose Boxes. 5) Water Harvesting Tanks. 6) 15 Day Sealed, Effluent Tank. 7) Serviced Dungskip with run-off to sealed Effluent Tank. 8) Surface Water Soakpits. 9) New public road entrance and gateway. 10) Structured Stabilisation and weather protection of existing derelict Gatelodge and Field Cottage. 11) Re-planting of existing beech trees to be felled and creation of new, shelter belt with native Irish species. The proposed development will not involve any works or alteration to the existing domestic dwelling
