Proposed development

The development will consist of the construction of 167 no. residential dwellings comprising 105 no. houses, 30 no. apartments and 32 no. duplex/duplex apartments, public open space, a creche, commercial/retail floorspace, communal open space as follows: A) 105 no. houses in a mixture of semi-detached, detached and terraced dwellings consisting of 23 no. 2-bed units (house types H, H1 [1 storey], house types E, E1, E2 [2 storeys]), 39 no. 3-bed units (house types A, A1 [2 storeys] & house type D [3 storeys]) and 43 no. 4-bed units (house types B, B1, [2 storeys] & house types C, C1 [3 storeys]); B) 30 no. apartments at; Block J (5 storeys) comprising 1 no. studio unit, 4 no. 1 bed units, 9 no. 2 bed units and 1 no. 3 bed unit with a creche at ground floor (c. 313.1 sq. m); and, at Block K (5 storeys) comprising 4 no. 1 bed units, 10 no. 2 bed units and 1 no. 3 bed unit with 3 no. commercial/retail units at ground floor level (c. 308.2 sq. m), all apartments to have balconies/terraces; C) 16 no. 1 bedroom 1 storey duplex apartments and 16 no. 2 bedroom 2 storey duplex apartments in 4 no. 3 storey buildings surrounding a communal open space area – each with balconies/terraces; D) Pedestrian and vehicular access to the development is proposed from a new entrance from Carrickphierish Road to the north of the site; E) Secondary pedestrian and cyclist access for the apartments, creche, commercial units and associated car parking from Paráid na bPáistí to the west of the site; F) Provision of c. 0.47 ha of public open space, 274 no. car parking spaces and 112 no. cycle spaces, hard and soft landscaping (including public lighting & boundary treatment, ESB substations, bicycle and bin stores) and communal/semi-private open space for the proposed apartment/duplex units; G) Provision of surface water attenuation measures (including pipes/culvert of stream along southern boundary), connection to water supply, provision of foul drainage infrastructure (and upgrade to existing Uisce Eireann foul network within site) to Uisce Eireann specifications and all ancillary site development, construction, and landscaping works including reprofiling of the site where required and other associated works required to facilitate the development.
