Proposed development

the construction of a four-storey extension to the existing Cashel Palace Hotel comprising 29 no. additional guestrooms, front of house reception area, meeting/conference rooms, gym, hair salon, juice bar, rooftop restaurant and bar area, together with ancillary staff and back of house uses including administration office, kitchen, plant/comms areas and storerooms. The proposed extension will link to the main hotel via the existing Spa Building with the construction of a glazed link corridor positioned at first floor level within the proposed extension. Internal works are also proposed within the existing Spa Building to facilitate this including demolition works to facilitate construction of the glazed link and the construction of an access stairs, and internal demolition works to facilitate reconfiguration of the Spa reception area and internal access arrangement. The development also includes upgrades to the Main Street / Buckley Carpark to provide a new link street, upgrades to the existing carpark including revised carparking layout, and the construction of a new surface carpark to provide additional private carparking spaces to serve the hotel within the rear garden of the AIB Bank, no. 66 Main Street, Cashel, Co. Tipperary to be facilitated by the partial demolition of the party wall separating the AIB curtilage from the existing public carpark and creation of a controlled (barriered) vehicular entrance. Landscaping and public realm upgrades, site services including drainage infrastructure, and all associated ancillary development works are also proposed. Part of the site is located within the Cashel Town Architectural Conservation Area. The works will be carried out within the curtilage of the following 5 structures on the Record of Protected Structures of the Cashel and Environs Development Plan 2009-2015: RPS Ref. 7 (Cashel Town Walls); RPS Ref. 8 (Cashel Palace Hotel); RPS Ref. 80 (Palace School House), RPS Ref. 81 (Cashel Palace Gate Lodge) and RPS Ref. 30 (No. 66 Main Street). No direct works are proposed to many of the listed protected structures with the exception of RPS30
