an extension to the existing factory 03 production building at the site at Ballydine, Kilsheelan, Clonmel, Co. Tipperary. The development will consist of: (i) a new 4 level extension to the southern elevation of the existing factory 03 building to provide a gross floor area of approximately 2,967 sqm and maximum height to parapet of 29.11m; (ii) all associated site development and ancillary works including modifications to internal roads, footpaths, underground drainage and utility services, provision of low level (height c. 0.5 m) retaining wall, adjustment of the existing high level piperacks/cable trays for connections into the proposed building and landscaping works. The proposed development is located on a site that operates under an existing Industrial Emissions (IE) Licence under Part IV of the Environmental Protection Agency Act 1992 (as amended for the Protection of the Environment Act, 2003). The proposed development is on a site which the Chemicals Act (Control of Major Accident Hazards Involving Dangerous Substances) Regulations 2015 applies
