Permission for amendments to previously permitted development at a site of approximately 0.53 Ha in the townland of Doddsborough, south-west of Lucan, Co. Dublin. The site is generally bound: to the north by Somerton Rise and Somerton Row; to the east by Somerton Row, Somerton Drive and Somerton View; to the south by the L1030; and to the west by The Paddocks Way. The proposed amendments are to development previously permitted under Reg. Ref. SDZ19A/0004 (amended under Reg. Ref. SDZ21A/0016 and Reg. Ref. SDZ23A/0039), as extended under Reg. Ref. SDZ19A/0004/EP. This Application is being made in accordance with the Adamstown Planning Scheme 2014 (as amended) and relates to development within the 'Airlie Stud' and 'Somerton' Development Areas of the Adamstown Strategic Development Zone. The amendments principally propose the omission of 40 No. apartment and duplex units (3 No. 1-bed, 16 No. 2-bed and 21 No. 3-bed) and the provision of 39 No. units (15 No. 1-bed, 3 No. 2-bed, 20 No. 3-bed and 1 No. 4-bed) in their stead. The 39 No. proposed units include 3 No. 2-storey houses (2 No. 3-bed and 1 No. 4-bed) and 36 No. duplex units in buildings of 3 No. storeys (15 No. 1-bed, 3 No. 2-bed and 18 No. 3-bed). The total number of units in the amended and extended Reg. Ref. SDZ19A/0004 permission will decrease by 1 No. to 241 No. The proposal and amendments also relate to: the location and number of car parking (reducing from 48 No. spaces to 46 No. spaces); cycle parking; communal amenity space; private amenity space (as gardens, balconies and terraces); hard and soft landscaping; boundary treatments; bin stores; and all associated works above and below ground.
