Proposed development

for development at this site of approx. 0.604 ha at the former Trio Foods Site, Manorhamilton Road, Sligo Town, Co. Sligo. The proposed development will consist of the refurbishment, extension and adaptative reuse of the existing former Trio Foods warehouse building on lands at the former Trio Foods Site, Manorhamilton Road, Sligo Town, Co. Sligo. The proposed development works will include: • Demolition of the existing vacant derelict 2 no. storey residential dwelling and associated building (c. 275 sq. m GFA); • The refurbishment, extension and adaptative reuse of the existing former Trio Foods warehouse building on site (c. 963 sq. m) including the construction of an overall extension (c. 1,228 sq. m) to provide for a Neighbourhood Centre (c. 2,191 sq. m GIA) on an overall site of c. 0.604ha; • The proposed Neighbourhood Centre will consist of a medium-sized retail convenience store (c. 1,614 sq. m) with ancillary off-licence (c. 179 sq. m), café (c. 186 sq. m), 1 no. retail unit (c. 139 sq. m), and shared entrance lobby (c. 74 sq. m), together with all associated back-of-house, staff and ancillary accommodation; • Alterations to the existing site access arrangements, including the relocation of the existing vehicular entrance from Manorhamilton Road (N16), the relocation of the existing entrance from the R286 and the provision of a new service and delivery entrance from the R286; • Provision of retail signage including 2 no. totem signage structures and façade retail signage; • Provision of a Deposit Return Scheme (DRS) facility; • Provision of a service yard incorporating loading and unloading facilities, overhead canopy, bin store and associated servicing infrastructure; • Provision of 85 no. surface car parking spaces which includes 59 no. customer parking spaces, 15 no. staff parking spaces, 5 no. accessible parking spaces, 4 no. EV parking spaces and 2 no. parent and child spaces; • Provision of 38 no. bicycle parking spaces and associated bicycle shelter; • An ESB substation (approx. 35 sq. m GFA) • All associated site development and infrastructural works including water supply, foul and surface water drainage infrastructure, Sustainable Urban Drainage Systems (SuDS), landscaping, boundary treatments, public lighting, internal roads, footpaths, pedestrian crossings, utility connections, site services, site clearance, excavation works and all ancillary development wor
