Proposed development

the demolition of existing structures, including warehouse, silos and shed, and for the construction of a Primary Health Care Centre which will include Social Care Services, a GP Clinic, Retail Unit, and ancillary offices within 2 no. buildings of two and three storeys. Building (1), with a gross floor area of 3832.8 sq.m, will contain (a): A Primary Health Care Centre comprising of reception and waiting spaces; community nursing facilities including 3 no. treatment rooms and wound clinic; diagnostics area including X-ray room, ultrasound, and CT scan; speech therapy facilities; occupational and physiotherapy facilities; dental facilities; general offices, staff facilities, and ancillary stores and waste areas; and (b): A General Practice Surgery which will be connected to the Primary Health Care Centre and comprise 29 no. consulting rooms, including nursing rooms, ancillary stores, associated offices, administration areas & meeting rooms; and a plant area on the roof including PV array. Building (2), with a gross floor area of 704.2 sq.m, will comprise a Retail Unit, Café, first floor offices, ancillary facilities, and roof plant including PV array. In addition, the development will include: Ancillary buildings containing electrical substation and switch room, bin storage and secure cycle parking; two new vehicular access points, one off Blundell Avenue and a second access point off Fairgreen Road; the provision of a central walkway as per the Blundell masterplan off Blundell avenue; the provision of surface car parking for 148 no. car parking spaces including 15 electrical vehicle spaces, 11 accessible spaces, 100 no. cycle parking stands (including secured cycle spaces), associated footpaths, internal access roads, associated hard and soft landscaping, boundary treatments, signage and all necessary site development works above and below ground level, vehicular, pedestrian access and cycle access to the site will be from the new access points
