Amendments to the ‘Large-Scale Residential Development’ (LRD) permitted at a site under Reg. Ref. 24/60487 / ABP Ref. 321753-25. The LRD site has a total area of 5.48 hectares and is principally located at. The total site contains a permitted residential and creche development site with an area of 3.66 hectares (bisected by a proposed realigned Ballybin Road) and a permitted infrastructural development site with an area of 1.82 hectares (principally for road and related works, water services and open space amalgamation). The site is generally bound by: Fox Lodge Woods and Fox Lodge Manor to the west and north; existing agricultural lands and residential development to the north and east; existing Ballybin Road and Moulden Bridge to the east; and Main Street/R125 and Jamestown Road/L1016 to the south. The site also incorporates parts of: the existing Ballybin Road (north and west of Moulden Bridge), Main Street/R125, Jamestown Road/L1016 and green open space in Fox Lodge Manor. The proposed amendments are limited to a 0.37-hectare portion of the LRD site, located between the permitted realigned Ballybin Road (west and north), greenway (i.e. existing Ballybin Road, east) and Main Street/R125 (south). Development description: The proposed development principally consists of amendments to the design of 2 No. permitted houses (specifically types X1 and X2). The permitted part-1-/part-2-storey (with habitable attic), 5-bedroom X1 house (225.4 sq m) is to be amended as a part-1-/part-2-storey, 4-bedroom house (278 sq m). The permitted part-1-/part-2-storey (with habitable attic), 4-bedroom X2 house (225.4 sq m) is to be amended as a part-1-/part-2-storey, 5-bedroom house (278 sq m). The amendments involve changes to the houses’ external and internal designs and layouts. Other proposed amendments include: associated changes to the site layout and landscaping to accommodate the above house changes; changes to the permitted boundary treatments enclosing and between the 2 No. houses; alterations to the permitted vehicular entrances serving the 2 No. houses; and all other associated site and development works above and below ground to facilitate the amendments.
