Proposed development
The development will consist of the (i) Demolition of the existing single-storey plant room on the west side of the Buttress Building (11.95m2); (ii) Remodelling of the existing Buttress Building and Coach House Building on the west side of the courtyard (145.1m2); (iii) Construction of a new single-storey entrance porch to the Buttress Building (2m2); (iv) Construction of a new rooflight on the existing roof of the Coach House Building; (v) Insertion of 7No new ‘Conservation’ rooflights on the existing roof of the Buttress Building; (vi) Construction of a single-storey extension to the west side of the Buttress Building comprising of Breakfast dining room space and kitchenette (194m2); (vii) Construction of a new west-facing terrace extending from the west side of the proposed new Breakfast room; (viii) Construction of a single storey, glazed canopy placed upon a portion of the west facing terrace to provide shelter for guests when using the proposed new west facing terrace; (ix) External goods yard to the south side of the kitchenette; (x) Construction of a new single-storey plant room in the existing Service Compound (23m2); (xi) Proposed random rubble finished stone wall cladding to the east wall of the existing Service Compound including all ancillary development and landscape works. The development will be accessed from the existing internal road network connecting to the existing ‘Ballymagarvey Village’ entrance on the R153. The works the subject of this planning application are located within the grounds of a Protected Structure (Ballymagarvey House RPS ID: 91165).
