Proposed development
Permission will consist of: Internal fit-out and occupation of the existing light-industrial building. (2) External alterations to the existing facility elevations, including the insertion of 3 no. new at-grade access, 3 no. outboard loading docks, and 2 no. personnel doors on the north elevation, together with 2 no. new at-grade access doors on the east elevation, and widening of existing at-grade access ramp to the south.(3) Formation of a new service yard to the north and east of the building, along with an extension of the existing yard area to the south, to facilitate vehicular circulation and to accommodate servicing, marshalling, and storage activities.(4) Provision of ancillary structures and external works, including: general storage areas, and marshalling activities to the north; general storage, a pump house (c.38sq.m. GFA), oil store (c.53.5sq.m GFA), paint booth (c.34sq.m. GFA), wash bay (c.25.5sq.m. GFA) and vehicular circulation to the east; and general storage (including pallet racking), battery storage containers, a services compound and plant, waste management areas, and marshalling activities to the south of the building.(5) Car parking and mobility provision, comprising the conversion of 19 no. existing standard car parking spaces to electric vehicle (EV) spaces and the conversion of 5 no. standard car parking spaces to 9 no. motorbike parking spaces, all within the existing car park located to the west of the building.(6) Site infrastructure works, including the replacement, repositioning, and installation of external lighting, security fencing, and access gates.(7) Building-mounted signage, located at the north-west corner of the building and adjacent to the main entrance on the west elevation.(8) Associated hard and soft landscaping works, including SuDS infrastructure, surface treatments, and boundary works.(9) All associated site development works, including above- and below-ground services, on a site of c.2.64ha
