the construction of 3 No. Industrial Buildings with ancillary Office and Retail space. The 3 Buildings are located on 3 sites (Site A, B & C) within the proposed development lands. The Building at site A (1,488.4 sqm total) comprises of Tyre storage space and Motor parts storage within the warehouse, reception area with ancillary retail, clean store, roof mounted south-facing solar photovoltaic panels (with associated cabling and ducting), toilet facilities, and workshop with associated loading bays on the ground floor (1,319.2 sqm). The first floor consists of office space, toilet facilities, canteen, and bulk stores for spare parts (169.2 sqm). The buildings on sites B & C will consist of separate Industrial units with ancillary office and reception space (475 sqm on each site). Each of the above sites A, B & C will include provision of staff parking spaces, customer parking spaces, and bicycle parking spaces. The proposal will include all associated site development works, landscaping, fencing, gate access, retaining wall, and installation of electric vehicle parking spaces and associated ducting for electric charging points, associated earthworks, drainage infrastructure and attenuation, security fencing / boundary treatment, bin storage, and all other associated site development works above and below ground level and all other development works as set out in the planning application documentation. All services connections are to previously permitted services on the public estate roads. All of the above is proposed
