The development will consist of part demolition of the existing vacant dwelling on the site, the construction of a new single storey pitched roof dwelling of circa 280.8 sq.m gross floor area, and a single storey shed of 15 sq.m to the rear (west) of the proposed new dwelling using retained elements of the existing house some of the existing fabric of the existing dwelling. The proposed development also includes a new septic tank and percolation area; landscaping; a new vehicular entrance to the R207 adjoining the site to the east; the continued use of the existing vehicular entrance from the R207 as an agricultural entrance only, and; all associated and ancillary works
