Proposed development
for development and amendments relating to a previously permitted housing development under An Coimisiún Pleanála (ACP) Ref. PL09.247411 (KCC Ref. 15/1060), which was extended under KCC Ref. 21/777 and amended under KCC Ref. 24/61085 on a site (c. 2.05 hectares) on lands at Stonehaven, Phase 3, Tipper West, Blessington Road, Naas, County Kildare. The proposed development and amendments will consist of the following: (i) Replacement of 47 no. previously permitted houses (20 no. 4-bed houses [Type A1], 24 no. 3-bed houses [Types A2, A3, H, and J], and 3 no. 5-bed houses [Type E1], ranging from two to three storeys) with 46 no. houses (19 no. 3-bed houses [Types L1 and L2] and 27 no. 4-bed houses [Types M2, M3, R, and R1], ranging from two to three storeys in height); (ii) Development of 8 no. 3-storey duplex buildings, comprising a total of 16 no. units. Each duplex building contains a ground-floor apartment (Types P1 and S1) and an upper-level duplex unit (Types P3 and S2), each with separate entrances; (iii) Provision of ancillary in-curtilage and visitor car parking, bicycle parking and storage, bin storage, and private open space (gardens or terraces) for all units; (iv) Modifications to the site layout and associated infrastructure, including revisions to internal road layout, parking, drainage, boundary treatments, public lighting, landscaping, and open spaces, along with all necessary site works and infrastructure connections to support the development; (v) Provision of water services connections linking Phase 3 to the existing permitted infrastructure in Stonehaven Phase 2 (KCC Ref. 24/61085); and, (vi) Amending Condition 3 of ACP Ref. PL09.247411 (KCC Ref. 15/1060) to permit 15 no. additional residential units
