Proposed development
a single storey domestic garage with a total floor area of 44.5 m² to the north-western side of the existing dwelling. The Planning permission development will consist of: a) The construction of a new domestic extension to the front, side and rear of the existing two storey dwelling with a total proposed floor area of 105.9 m² that will consist of 60.3 m² at ground floor level and 45.6 m² at first floor level. b) The ground floor extension area of 60.3 m² consists of a new entrance porch (floor area of 1.7 m²) and bay window (floor area of 1.5 m²) to the front; and extension area of 57.1 m² to the rear / side. c) The proposed single storey rear / side extension element with overall floor area of 64.4 m² includes the existing floor area of a previously constructed planning exempt rear extension of 14.5 m² and existing house floor area of 9.6 m² that it is proposed to demolish (i.e. the proposed ‘new’ floor area in the single storey rear extension is only 40.3 m²). The remaining proposed ground floor extension area of 16.8 m² has part of the proposed first floor extension directly over. d) The first floor extension element of 45.6 m² includes new gable roof elements to the front and rear elevations along with further modifications to the existing roof to facilitate the proposed new extension works & to simplify the overall roof design. There is a proposed increase to the principal roof ridge height of approx. 705mm. e) Further proposed external modifications to the existing dwelling include new windows and doors throughout and alterations to some existing window and door openings to facilitate the proposed new window and door designs. f) Internal modifications to the existing dwelling to facilitate the new extension and internal layout; and to facilitate the proposed new stairs to access the reconfigured habitable accommodation at second floor level. g) All associated site development works to include the demolition of an existing side boundary wall and gate to facilitate a more open-plan driveway layout, and connection to the existing services on site
