for construction of a regional distribution warehouse/logistics centre. The proposed main building will have a gross floor area of 3238 sq.m and will have an overall height of 12.8m (from finished floor level to parapet level) with two storey ancillary offices, staff facilities and drivers waiting area located within the main building envelope along with 6 no. loading docks and a level access loading bay located in the warehouse area, internal plant within warehouse, ground level air conditioning units, roof and southern elevation mounted solar panels and back lit elevation signage. Ancillary to the main building a new 6.5m high sprinkler supply storage tank ancillary 3.5m high pumphouse for fire safety is proposed. The proposed development involves the reconfiguration of an existing turning bay with ancillary roadside verge works and road markings, extension of the existing foul sewer and water main public infrastructure, onsite car parking spaces (including disabled spaces and EV spaces) on site cycle parking spaces. The development includes site development and facilitation works including new vehicular entrance, internal drainage infrastructure with connection to existing surface water pipeline, waste and recycling areas, boundary treatments, landscaping, service yards, internal roads, footpaths, lighting, internal gates and fire tender access route
