Proposed development
We, Focus Housing Association CLG intend to apply for permission for development comprising amendments to the development permitted under KCC Ref. 21/205 on a site of 0.243 ha on lands at Woodlands Industrial Estate, Killarney Bypass Road, Park Townland, Killarney, Co. Kerry, V93 RX06The proposed development comprising amendments to the permitted scheme consists of reconfiguration of basement to incorporate water tanks, attenuation tank, lift pit, ESB substation, meter room and switch room; 2 no. service access doors in addition to a fire escape door to be provided from N22 Bypass Road; Reconfiguration of ground floor plan to include modifications to bicycle parking (overall increase of bicycle spaces to 136 no.), bin area, lift pits, stairways and pedestrian access; Modifications to car parking area at ground floor level (from 80 no. spaces to 74 no. spaces including 4 no. accessible spaces); Modifications to communal open space provision and landscaping (from 719 sqm to 375 sqm) due to omission of a roof terrace and alterations at first floor podium level; Reconfiguration of permitted floor plans on each level to provide for amended unit layouts with associated balconies/terraces and with amended vertical & horizontal circulation ( in each block ) . Total provision of 67 no. units remains unaltered with now proposed mix of 33 no. 1 bed and 34 no. 2 bed units. Minor modifications to the footprint of Block A and B and alterations to all elevations. The proposed changes will result in an increase of total gross floor area by c.871.5 sqm; no change to maximum height (the number of storeys has not increased) as previously permitted. Permission is also sought for temporary removal of the existing retaining wall adjacent to the N22 Bypass Road which will be subsequently rebuilt to match existing height and material finish. Permission is sought for all associated site development and infrastructural works.

Permission was granted on 26 Aug 2025. Third parties may appeal within four weeks; after that the permission is final and works can start once a commencement notice is lodged.
