The development will consist of the following: construction of 35 no. dwelling houses comprising of the following mix; a. 20 no. two-storey, four bed semi-detached houses, b. 1 no. two-storey, four bed detached house, c. 8 no. two-storey, three bed semi-detached houses, d. 6 no. single storey, two bed detached houses; the removal of an existing single storey shed (in ruins); provision of carparking including ducting to all spaces for future EV charging points; provision of a public open space area (including a play area), private open space areas, bicycle parking, footpaths, public lighting, ESB Sub station, landscaping, groundworks and revised boundary treatments; provision of new vehicular and pedestrian entrance onto Lake Road (R351); provision for raised traffic calming measures along the Lake Road (R351); provision of surface water drainage arrangements to include on site attenuation and infiltration, and provision of road gullies at proposed traffic calming measures along the Lake Road (R351); connection to existing mains water infrastructure; proposed connection to sewer network via a proposed sewer extension along the (R351), together with all associated site works and services.
