Proposed development
Alterations to the development previously granted permission under Reg. Ref. FW25A/0008E for a new light industrial/warehouse unit with ancillary office space. The proposed alterations comprise: (A) reconfiguration of the warehouse and ancillary office space, including (i) reduction in overall area at ground floor level from 12,035 sqm to 11,163 sqm; (ii) reduction in office space at first floor level from 624 sqm to 546 sqm; (iii) omission of warehouse mezzanine and reduction in warehouse height from 18.3 m to 17.9 m; and (iv) omission of office second floor level and reduction in office height from 12 m to 8.47 m; (B) relocation of the fire tender access gate, 9.3 m south of the previously approved location; (C) reduction in the total car parking from 127 no. to 116 no. spaces; (D) reconfiguration of the rear service yard to reduce HGV loading bays from 3 no. to 2 no. bays; (E) provision of 1 no. unloading bay and 1 no. level access to the northeast of the warehouse; (F) relocation of the ESB substation to the west of the warehouse; (G) reduction in plant room floor area from 597 sqm to 144 sqm; (H) reconfiguration of the northwest site entrance along Kilshane Park, to accommodate a revised vehicular and pedestrian access; and (I) all associated site and infrastructural works necessary to facilitate the proposed development, including drainage, plant areas, roof top solar panels, landscaping, boundary treatments, site lighting, and signage.

Permission was granted on 31 Aug 2026. Third parties may appeal within four weeks; after that the permission is final and works can start once a commencement notice is lodged.
