Proposed development

The development will consist of: (1) Demolition of the existing two-storey petrol station building (465 sq.m. GFA). (2) Construction of a relocated two-storey petrol station building (787 sq.m. GFA), comprising retail use, café/restaurant use, associated food preparation and storage areas, customer welfare facilities, and circulation space at ground floor level (c.591 sq.m GFA), together with staff offices, staff welfare facilities, and internal and external screened plant areas at first-floor level (c.196 sq.m internal GFA; c.151 sq.m. external area). The building will also include a sedum roof at roof level. (3) Extension and reconfiguration of the existing forecourt and canopy area, including an increase from 4 no. double-sided pump islands to 6 no. double-sided pump islands, together with the installation of roof-mounted solar photovoltaic (PV) panels on the canopy. (4) Reconfiguration of the existing car wash facility. (5) Provision of signage, including building and forecourt-mounted signage and a replacement totem sign. (6) Reconfiguration of the existing car parking layout, including the provision of standard parking spaces, electric vehicle (EV) charging spaces, accessible parking spaces, car service spaces, and motorbike parking spaces. (7) Provision of cycle parking spaces. (8) Improvements to the existing vehicular access and egress points, enhancement of the boundary footpath to the north and west, and the provision of a new pedestrian entrance on to Corduff Road. (9) Provision of a substation, site lighting, bin area, hard and soft landscaping, boundary treatments, and Sustainable Drainage Systems (SuDS) measures. (10) All associated site development and services works on a site of c.0.41 ha.

What happens next
