Proposed development

The application site is principally bounded by: North Road (R135) to the west; Kilshane Road (L3125) to the south; and lands associated with Blue Steel Stockholders Limited, Kilshane, Dublin 11, D11 V38N to the east and north. The development will consist of: the demolition of the existing builders' providers building, comprising a four-arch corrugated steel warehouse structure with first floor mezzanine level, with a total gross floorspace of c. 2,129.5 sq. m; and the construction of a replacement builders' providers building with a height of c. 11.5 m and a total gross floorspace of c. 2,622.5 sq. m, comprising warehouse accommodation (c. 1,784.5 sq. m), builders' providers area with trade and plumbing counters, back-of-house offices and toilet facilities (c. 720 sq. m), and associated offices, staff facilities, canteen and toilets at first floor mezzanine level above the builders' providers area (c. 118 sq. m). The proposed development will also consist of: reconfiguration and alteration of the external areas within the site, including provision of outdoor storage areas including racking; provision of a loading area; provision of 29 No. car parking spaces (including 24 No. standard car parking spaces, 3 No. electric vehicle (EV) car parking spaces and 2 No. accessible car parking spaces); electric vehicle (EV) charging infrastructure; 8 No. bicycle parking spaces; 5 No. goods vehicle set down bays; vehicular, cyclist and pedestrian access / egress from Kilshane Road (L3125); internal pedestrian, bicycle and vehicular circulation; bin storage; signage; 3 No. flag poles (each 5m in height); CCTV; boundary treatments [including gates, piers, railings and fencing]; lighting; all hard and soft landscaping; provision of sustainable urban drainage systems (SUDS); and all other associated site excavation, infrastructural and site development works above and below ground, including changes in level and associated retaining features, and associated site servicing [water and electricity supply].

What happens next
