The proposed development will consist of conversion and extension works to the existing garden centre facility comprising: construction of an extension (2160 m2 GFA) to the existing garden centre facility to facilitate expansion of the garden centre sales area, relocation and expansion of the existing coffee shop/restaurant and associated kitchen, provision of new staff facilities, and provision of an external landscaped garden; conversion of the existing coffee shop/restaurant and associated kitchen to facilitate further expansion of the garden centre sales area (total GFA of proposed expansion 733 m2); construction of a 2.5 m high steel canopy sheltered area (228 m2 GFA) within the existing service yard; relocation of 2 no. existing polytunnels (578 m2 GFA); alterations to existing car parking layout to provide 158 no. customer car parking spaces; provision of new staff car parking area with 27 no. new staff car parking spaces; provision of a new percolation area and new surface water design including new detention basin; and all associated site and engineering works and landscaping works.
