Proposed development

Permission is sought for work to 'Ceuta' 29 Strand Road, Sutton, Dublin 13, D13 DE08 an existing two storey detached dwelling and protected structure (RPS ID 0926). Work to include the proposed demolition of the existing side garage and the construction of a small ground floor single storey side extension and a new set-back second floor. The internal modification and refurbishment of the existing two storey house to include the removal on the ground floor of: a section of external wall on the north elevation; a section of wall in the existing entrance hall; old kitchen chimney stack; the living room fireplace and hearth and on the first floor, the removal of a section of wall, roof-lights and spiral stairs in bedroom 01; internal partitions; the old chimney stack. The provision of a new internal staircase and bathroom on the first floor. On the ground floor, the formation of a new external doorway and reinstatement of original window opening in the south elevation and on the first floor a new window in the west elevation of bedroom 01. Work to include removal of entrance porch and shutters on front façade, the refurbishment and where necessary replacement to match of the existing external doors, windows and roof glazing. The provision of new mechanical and electrical services throughout the house. The widening of the existing front entrance gates to Strand Road, hard and soft external landscaping to the front and rear, to include a new shed in the rear garden, soakaway, and related site drainage.

Permission was granted on 27 Jan 2026. The four-week appeal period has passed with no appeal recorded, so the permission is final. Works can start once a commencement notice is lodged; the permission normally runs to Jan 2031 (estimate).
