Modifications to, and extension of Dorn Hall to facilitate the reinstatement of the entire property as a single family dwelling house. Removals include: single storey extension to the entrance façade (3m2), extension at ground floor into the former light well under the main entrance steps (2.7m2) and a two storey wing to the northeastern gable end (84m2), . Total removals comprise 89.7m2 floor area. This proposal also includes minor alterations to the original house comprising modifications entrance door, and the relocation of an existing chimney stack to the northeastern gable. Additions include: 3 level extension to the northeast comprising ground floor (66m2), 1st floor level (94m2),and balcony overlooking the existing garden, and 2nd floor level (97m2) with balcony. Total additions comprise 257m2 A new terrace deck and single storey storage shed (9m2), is also proposed at the northeastern end of the site at level +9.935 The works will include the complete refurbishment and repair of the external and internal fabric of the original structure and the reversal of the multi unit modifications made to the property in the mid 20th C. Proposed landscaping works are limited to removal and replanting of trees at the proposed location of the master bedroom at the upper level (+9.935). The completed proposal will provide a single family dwelling of 593m2 on a site of 0.24 hectares
