Proposed development

Development at a site of c. 0.48 hectares at Graymount, Dungriffin Road. The proposed development comprises of the (a) Demolition of existing dwellings and associated outbuildings on the site (b) Construction of a 2-4 storey apartment block, including setback at third storey (fourth floor) over partial undercroft basement comprising 32 no. apartments (totaling c. 4.591 sq.m gross floorspace, including basement floorspace); consisting of: a. 5 no. 1-bed units; b. 21 no. 2-bed units; and c. 6 no. 3- bed units. (c) The apartment block includes terraces and balconies to the apartments. The development includes 41 no. car parking spaces (16 no. at surface and 25 no. at undercroft basement) and 81 no. bicycle parking spaces including visitor spaces; (d) The development will also include for all associated and ancillary site development works, including drainage, services and hard & soft landscaping ( including boundary treatments and tree/hedge removal and planting), outdoor open space & play area, bin storage, and all ancillary works. The development is accessed from Dungriffin Road to the north-west of the site and a pedestrian entrance to the north-east of the site to Dungriffin Road is also proposed.

What happens next

The decision has been appealed to An Coimisiún Pleanála. The appeal outcome replaces the council decision.
