Proposed development
Permission for development on site of c. 0.2551 ha. The overall site comprises an existing unused surface car park and a parking layby (4 no. spaces) located at Marconi Crescent. The proposed development will consist of the construction of a mixed-use development in 1 no. apartment block that is 5-6 storeys in height and will consist of: a) Provision of 37 no. residential units (10 no. 1-bed units, 22 no. 2 bed units & 5 no. 3 bed units), in the form of 1 no. new building ranging from 5 to 6 storeys in height; b) Provision of 1 no. crèche on the ground floor and first floor (c.443.57 sqm) with a crèche external play area (c.43.62 sqm) at 1st floor level; c) Open space (c. 642.5 sqm) is proposed in the form of public open space (c. 393 sqm) at ground floor level and residential communal open space with c.162.7 sqm on the ground floor and c.86.8 sqm of communal open space on the fifth floor. Each residential unit is afforded with associated private open space in the form of balconies; d) The development will be served by 1 no. existing access/egress point for vehicular and pedestrian access to the north of the site via Marconi Crescent; e) Car parking is provided on ground floor level and in the undercroft of the building (37 no. car parking spaces in total). 2 no. motorcycles bays are also proposed; f) A total of 93 no. bicycle spaces proposed for the residential units and the crèche; g) 1 no. crèche drop off area (c.51.17 sqm) is proposed at the existing parking layby on Marconi Crescent; h) 1 no. ESB substation, 1 no Sprinkler Pump Room/Tank Room, 1 no. Switch room, & 1 no. Plant Room are provided at ground floor level; i) 1 no bin storage area for residential, 1 no bin storage for the crèche and 1 no. bulky storage room for residential proposed on the ground floor. All associated site and infrastructural works above and below ground to include provision for water services; foul and surface water drainage and connections; internal roads, attenuation proposal; permeable paving; all landscaping works including green roof; and general plant areas; landscaped boundary treatment; footpaths; public lighting; and electrical services.
