Demolition of the existing 2 storey residential dwelling and associated ancillary structures (c. 626 sq.m). Construction of a 3-6 storey over basement residential development comprising 62 no. units arranged in 4 no. blocks. The proposed units include 15 no. 3 bed townhouses, 25 no. 1 bed apartments, 21 no. 2 bed apartments and 1 no. 3 bed apartment. All apartment units and houses are provided with private open space in the form of balconies/ terraces and gardens. Provision of 2 no. site entrance points. A proposed entrance point is located at the current site access point for pedestrians/ cyclists/ vehicles, and a new pedestrian/ cyclist access point is provided in the form of a bridge at the northeast boundary of the site connecting the proposed development to Parc na Silla Rise. The development proposes 1,160 sq.m of public open space and 295 sq.m of communal amenity open space as landscaped areas throughout the site, including the provision of a play area. The proposal includes 44 no. car parking spaces, 128 no. bicycle parking spaces (94 no. private, 4 no. cargo bike spaces and 30 no. external visitor spaces), secure bin stores for all units, provision of an ESB substation, hard and soft landscaping and all other associated site works and provision of services above and below ground on an overall site area of 1.06 ha.
