A c. 0.84 Ha site comprising Rose Cottage, No. 26 Cherrywood Road, Shankill, Dublin 18, D18P4A7 and undeveloped lands to the east
Proposed development
Permission for development at a c. 0.84 Ha site comprising Rose Cottage and undeveloped lands to the east which are separated from Rose Cottage by Loughlinstown River and are generally bound: to the north-east by residential properties along Bray Road, to the south-east and south by the grounds of St. Columcille's Hospital and woodland, to the south-west by No. 25 Cherrywood Road, and to the north-west by residential properties along Cherrywood Road. Works are also proposed along Cherrywood Road comprising a new wastewater and watermain connection into the existing network; the removal of the existing vehicular entrance to Rose Cottage; the provision of a new entrance onto Cherrywood Road; the provision of a new controlled pedestrian crossing; the setting back of the boundary to widen the existing 1.8-metre-wide footpath up to 2.9-metres; and the localised narrowing of a portion of the carriageway along the site frontage from approximately 6-metres to 5.5-metres. The total site area of the development site and infrastructure works measures c. 0.87 Ha. The development will principally consist of the construction of a split-level part 2 No. to part 3 No. storey Nursing Home (including partial undercroft) comprising 78 No. bedrooms and ancillary facilities (c. 3,898 sq m); and 2 No. single storey, 2 No. bed 'Senior Living' houses (c. 83 sq m each). The development also comprises: a road bridge over Loughlinstown River from the proposed new entrance along Cherrywood Road; 26 No. car parking spaces comprising 18 No. spaces at surface level and 8 No. spaces within the partial undercroft; cycle parking spaces; motorcycle spaces; a bin store, cycle store and plant room (c. 109 sq m); ESB sub-station and switch room; communal winter gardens facing west and south-east; pumping station; lighting; lift overrun; PV panels; green roof; signage; boundary treatments; hard and soft landscaping; and all other associated site and development works above and below ground. The total gross floor area of the proposed development is c. 4,173 sq m. A Natura Impact Statement has been prepared in respect of the proposed development and will be submitted to the Planning Authority with this Planning Application.
