Proposed development
Retention of works to the protected structure (RPS Ref. 1273) consisting of: 1. At lower ground-floor level: (a) to the rear, the demolition of a 3.5 sqm single-storey, lean-to bathroom; the removal of a 1-over-1 sash window; and the construction of a 7.6 sqm single-storey rear extension, with rooflight, providing a wheelchair accessible bathroom; (b) works to the bedroom area, including the demolition of an internal cross-wall partition; installation of a new internal door in an existing ope to the stairwell; installation of breathable insulation on parts of the interior of the front and back walls; installation of a new window in the rear façade; closure of the existing narrow door ope in the front façade; removal of a 1-over-1 sash window and security bars and lowering of masonry in the front façade to create an emergency access doorway and door of an adequate standard; and, all to provide a wheelchair accessible bedroom; (c) works to the living area, including the replacement of the modern door in the front façade; removal of the 1-over-1 sash window in the rear façade and lowering of masonry to provide a new access doorway and door; widening of an internal door ope and provision of a new door; installation of breathable insulation on parts of the interior of the front and back walls; and replacement of a bathroom with a storage space in an extension to the rear; (d) the installation of a stair lift on the staircase from lower ground-floor level to upper ground-floor level; (e) the installation of a boiler and associated services in a store room and the provision of a vent underneath the entrance stairs to the front; (f) minor hard landscaping works to the rear garden to install stairs and a hand rail to create disabled access to the rear garden from the lower ground-floor level; 2. At upper ground-floor level: (a) to the front, the installation of a concealed, horizontal step lift, to the existing front entrance steps; (b) works to the rear return at upper ground-floor level to relocate a WC and upgrade it to a wheelchair accessible bathroom, including the removal of an external door ope and replacement with a window, as well as removal of windows, in the modern extension; (c) to the rear, the removal of an existing window and the lowering of masonry to provide a new access doorway and door in the side of the rear return, as well as the rearrangement of the existing steel stair down to the rear garden; and 3. At the rear, rendering of the exterior of the modern timber-framed return from upper ground-floor level to roof level.
