Proposed development

The proposed development will consist of: (i) demolition of the existing residential property and existing derelict residential property. (ii) construction of a residential development of 126 no. units comprising 80 no. one-bedroom apartments and 46 no. two-bedroom apartments, in in 2 no. blocks, ranging in height from four – eleven storeys over undercroft, as follows: • Block A (a part four, part eight and part eleven storey building over undercroft) comprising 87 no. apartments (59 no. 1 bed units and 28 no. 2 bed units); and 2 no. community, arts and culture spaces at podium level, • Block B (seven storeys over undercroft) comprising 39 no. apartments (21 no. 1 bed units, 18 no. 2 bed units) and 1 no. community, arts and culture space at podium level, • Each residential unit will be provided with private amenity space in the form of a balcony or terrace. Communal amenity spaces are proposed at podium level and 5th floor roof terrace of Block A. The proposed development also provides for the construction of an undercroft level accessed via a vehicular entrance from Malahide Road comprising 75 no. car parking spaces - 69 no. standard car parking spaces, 2 no. car sharing spaces and 4 no. accessible car parking spaces), 4 no. motorbike spaces, entrance lobby, parcel room, ESB substation, bin stores, plant rooms, and 2 no. bicycle stores all at undercroft level. Permission is also sought for the provision of landscaped public realm/public open space, hard and soft landscaping, boundary treatments, public lighting, 236 no. bicycle parking spaces (210 no. spaces at undercroft level and 26 no. spaces at podium level), foul/surface water drainage including Suds measures, as necessary to facilitate the proposed development. The residential units will have shared access to bin stores, car parking and bicycle parking bays. The development also includes all ancillary site and infrastructural works necessary to facilitate development. A Natura Impact Statement (NIS) has been prepared in respect of the proposed development. What happens next

The application has been lodged and validated. The council has eight weeks to decide, unless it asks for further information. The council's decision is due by 20 Oct 2026.
