PROTECTED STRUCTURE We, Glenveagh Homes Limited intend to apply for Planning Permission for a Large-Scale Residential Development (LRD) on lands (13.86Ha.) located north of the R139 and south of the River Mayne, within the townlands of Belcamp & Balgriffin, Dublin 17. The proposed development seeks a 10-year planning permission for the construction of 682 residential units. The development will consist of: i. The construction of 682 units comprising: a. 109 houses with heights varying from 2-3 storeys; b. 529 apartments across 8 blocks,?ranging in height from 6-10 storeys, with landscaped areas proposed between the blocks above podium car parking; and c. 44 walk-up apartments, of 3 storeys in height; ii. catering for: a. 4 no. 4-bedroom?units b. 91 no. 3-bedroom?units c. 245 no. 2-bedroom?units d. 230 no. 1-bedroom units e. 112 no. studio units; iii. the removal of four piers fronting the R139; iv. the delivery of a c.397sq.m childcare facility and associated outdoor play space; v. the provision of a c.796sq.m Community Centre and associated padel courts/outdoor amenity areas; vi. public and communal open spaces; vii. the provision of a mobility hub; viii. the delivery of part of a new north south link road to serve the development; ix. the delivery of a new signalised junction and pedestrian crossings across the R139; x. the partial delivery of three pedestrian bridges and a vehicular bridge across the Mayne River to accommodate the north south link road; xi. the provision of a shared pedestrian and cyclist corridor along the southern boundary of the Mayne River located within the site, connecting to the Malahide Road (R107); xii. Works to the R139 to include the delivery of pedestrian and cyclist infrastructure including hedgerow removal; xiii. the undergrounding of existing ESB overhead lines traversing the site; xiv. The reconstruction and removal of part of the southern boundary wall and fence along the R139, where required; xv. all landscaping and planting, infrastructure delivery and connections, car parking, bicycle parking, services, site lighting, bin stores, plant and all associated ancillary development works. The proposed development is within the curtilage of the Protected Structure – Belcamp Hall (RPS: ID 0463), as prescribed by the Fingal County Development Plan 2023-2029. An Environmental Impact Assessment Report (EIAR) and a Natura Impact Statement (NIS) have been prepared in respect of the proposed development.
