Proposed development

PROTECTED STRUCTURE: Catherine & Conor Cusack intend to apply for permission for development at 27 Kenilworth Square West, Rathgar, Dublin 6, D06DA58 (a Protected Structure). The development will consist of the restoration and refurbishment of the existing detached house. Works will include the demolition of the single-storey rear extension (area approx. 34sqm), construction of a part single-storey, part three-storey rear extension in its place (total area approx. 107sqm), careful removal and retention of existing roof slates, installation of a breathable roofing membrane and reinstatement of salvaged slates. The single-storey, flat-roofed rear extension will be brick-clad and include 2 no. rooflights. The three-storey extension to the rear will have a render finish and a hipped slate roof. Internal alterations at ground floor level will include creating a stepped link between the dining room and rear extension. Works will also include layout changes around the existing utility room. At mezzanine level, proposed changes will include refurbishment and layout revisions to the existing bathroom and study. On the first floor, selected non-original walls will be removed as part of the works. First floor works will also include the refurbishment of the former bathroom, now the master en suite, accessed via a new opening, and the creation of a new en suite within the rear bedroom. First floor works will also include creating a family bathroom to the rear. Attic works will include installation of a rooflight and a new attic access hatch. Breathable insulation will be installed between ground floor joists. Alterations to facilitate internal refurbishment works will include the upgrading and replacement of selected mechanical and electrical services and installation of underfloor heating (above the retained floor joists) on the ground floor. Works will include the refurbishment and restoration of all historic windows and doors and sensitive repairs to all original joinery and decorative plasterwork, removal of the cement-based render finish to the rear and side walls and replacement with lime plaster (painted, ruled and lined finish), installation of roof-mounted solar panels, removal of the steel shed, construction of a new shed and all associated site works.

What happens next

The application has been lodged and validated. The council has eight weeks to decide, unless it asks for further information. The council's decision is due by 6 Nov 2026.
