Proposed development
PROTECTED STRUCTURE: Lands Fronting Percy Lane comprising the sites of Nos. 48 & 50 Percy Lane, part of the sites of Nos. 48 & 50 Haddington Road and an unoccupied site to the rear of Nos. 52 Haddington Road, Ballsbridge, Dublin 4. The development will consist of (i) Internal and external works to the existing two-storey dwellings at Nos. 48-50 Percy Lane and external works to the lands to the side/east of No. 50 Percy Lane, including: (a) the removal and partial removal and replacement of internal partition walls, floors, staircases, doors and existing roof; (b) the removal and replacement of existing external boundary walls, windows, and doors along the front (south-east) elevations to altered opes; (c) the removal of the ground floor covered entrance to the rear of Nos. 48 and 50 Percy Lane; and, (d) the removal of the pillars, entrance gate, and pedestrian access to the side of No. 50 Percy Lane. (ii) construction of a two-storey extension to the rear of No. 48 Percy Lane with all associated internal and external revisions including new roof, rear garden at ground level and terraced balcony at first floor level – the revised dwelling will provide three-bedrooms; (iii) construction of a two-storey extension to the rear of No. 50 Percy Lane with all associated internal and external revisions including new roof, rear garden at ground level and terraced balcony at first floor level – the revised dwelling will provide three-bedrooms; (iv) construction of a new terraced two and part three-storey, three-bedroom mews dwelling to the side/east of No. 50 Percy Lane; and, (v) all associated works including boundary treatments, a communal bin store and cycle parking area and drainage and engineering works necessary to facilitate the development. The proposed development is to rear of and / or within the curtilage of Protected Structures (RPS Nos. 3437, 3438, and 3439).
