Proposed development

Rails Investments Ltd (In Trust) intend to apply for permission for development and retention permission for development at the Former Post Office Garage site (c.0.26 Ha), bounded to the north/north-west by Pearse Street Station (bridge and railway line), to the south by Grand Canal Place Apartments and Boyne Street, to the east by residential properties fronting Erne Street Upper and to the west by Sandwith Street Upper, Dublin 2. Works are also proposed on Sandwith Street Upper and Boyne Street on an area measuring c. 0.03 Ha comprising: infilling of the footpath outside the existing vehicle entrances on Sandwith Street; provision of a loading bay in front of the existing entrance on Boyne Street; and the discharge of the development’s surface water drainage network from the site via a proposed 225mm diameter pipe to the existing combined sewer on Boyne Street. Retention permission is sought for the demolition of 2 No. walls and the roof of the Former Post Office Building as granted permission under DCC Reg. Ref. 2553/20/ACP Ref: 310424-21. Permission is sought for completion of the demolition comprising the remaining wall fronting onto Sandwith Street Upper as previously permitted under DCC Reg. Ref. 2553/20/ACP Ref: 310424-21; and the construction of a mixed-use development comprising a part 3 No. to part 4 No. storey residential block (c. 309.3 sq m) comprising 4 No. apartments (1 No. 3 bed and 3 No. 1 beds); and a part 5 No. to part 9 No. storey over basement tourist hotel (c.9,802.5 sq m over a basement providing plant measuring c. 491.5 sq m) comprising 238 No. bedrooms. The development also includes an ancillary bar/restaurant within the tourist hostel; provision of a one-way service route through the site, accessing via Sandwith Street Upper and egressing via Boyne Street; substations and switch rooms; plant; bin and cycle storage; PV panels; boundary treatments; hard and soft landscaping; private apartment balconies facing south; communal amenity space facing north, south and east at third floor level of the residential block; green/blue roofs; telecoms infrastructure principally comprising 8 No. 300mm Microwave Transmission link dishes installed on 4 No. support poles, affixed to the plant screen at roof level (2 No. support poles and 4 No. dishes situated on the east elevation and 2 No. support poles and 4 No. dishes situated on the south elevation); and 1 No. Equipment Cabinet mounted on steel support frame with other plant behind the plant screen; and all associated ancillary equipment; and all associated site development works above and below ground. The total gross floor area of the mixed-use development measures c. 10,603.3 sq m.
