PROTECTED STRUCTURE: Balrath Investments ULC intends to apply for permission for development at 43 Leeson Park, Ranelagh, Dublin 6, D06 NR40, a two-storey over garden level, end-of-terrace dwelling with an existing, contemporary part three-storey, part single-storey rear extension, and protected structure, ref no 4356, comprising: (a) removal of the existing non-original single storey garage; (b) removal of non-original internal partitions and finishes; (c) construction of a new single storey extension at garden (lower ground) level to provide a kitchen and living/family room; (d) provision of a partly-roofed terrace and external kitchen to the rear; (e) construction of a new basement beneath the new extension and rear garden, incorporating a central courtyard; (f) formation of a new internal stair to the basement from garden level, under the existing, non-original staircase within the main house; (g) construction of a new single storey garage pavilion to the rear garden, with a new vehicular entrance from Winton Road and internal stairs to the basement level; (h) removal and reuse of a portion of the existing stone boundary wall to form the new garage entrance; (i) formation of a new side entrance at garden level onto Winton Road; (j) removal of an existing window and a portion of the existing cast-iron railings to form the new side entrance with a new solid timber door to match existing front door design; (k) cleaning and repair of the existing stone boundary walls; (l) associated internal alterations, including new and enlarged openings and layout modifications; and (m) all associated ancillary, conservation, essential maintenance, drainage, landscaping and site development works.
