PROTECTED STRUCTURE: For development comprising: Design modifications to planning permission 3086/23 for the conservation, repair, refurbishment, alteration and extension of the townhouse at No.35 Harcourt Street (protected structure) for use as an hotel (21no. keys and 1no. restaurant), to include: Internal reconfiguration of floor plans at lower ground, ground, 1st, 2nd and 3rd floors, including relocation of existing double doors to and alteration of existing rear window at ground floor. Replacement of external terrace at ground floor to rear of the original townhouse with an internal mezzanine space to form part of the restaurant area. Insertion of new internal connections, at basement, ground, 1st, 2nd and 3rd floor levels, to adjoining Dean Hotel at No.34 Harcourt Street and Dean Townhouse at No.36 Harcourt Street (protected structure). Subdivision of front room at 1st floor level to accommodate 2no. bedrooms (remains 21no. keys in total). Removal of existing 1st floor rear return and reinstatement of window of the original townhouse. Removal of existing projecting structure to rear elevation of the townhouse, at 2nd floor landing. Revised 1st floor roof design over the restaurant area of the permitted rear extension, including insertion of 2no. glass roof lanterns and raised height (by c. 1m) of the flat roof connecting from the rear of the original townhouse to the permitted mews block. Minor amendments to the floor plans and raised roof parapet height (by c. 1m) at the permitted rear mews block. And, all associated and ancillary site development works.
