Proposed development

The proposed development comprises site clearance works and the construction of a new part 4- and part 5-storey apartment building with a gross floor area of 2,657 sq.m. A total of 36 no. 1-bedroom apartments are provided and all the proposed units are intended to be used as independent living accommodation for ‘Older Persons’ only. Every apartment benefit from either an east or west facing private terrace / balcony. In addition, provision is made for the following: • 167 sq.m. of public open space and 826 sq.m. of communal open space , including a communal roof terrace of approximately 54 sq.m at 4th floor level. • Formation of a new vehicular access serving two (2 no.) proposed car parking spaces (including 1 no. disabled parking space) and provision of two new pedestrian accesses off Cappagh Road. • Two no. bicycle stores (38 no. spaces); refuse bin store; ESB sub-station and switch room – all at ground floor level. Additional provision is made for 44 no. short stay / visitor cycle parking spaces of which 8 no spaces will be under-croft and 20 no. spaces will be covered by a canopy structure. • Hard- and soft landscaping (including boundary treatments) and all other associated site works and services above and below ground.

What happens next

Permission was granted on 10 Dec 2025. Third parties may appeal within four weeks; after that the permission is final and works can start once a commencement notice is lodged.
