PROTECTED STRUCTURE: Permission for development consisting of extensions and renovation of an existing semi detached house at Norham, 28 Zion Road, Rathgar, Dublin 6 D06 X2NO (A Protected Structure) consisting of the demolition of existing non original conservatory, kitchen and utility room extension to the east and south elevations and detached single storey garage along the south side of the site. Provision of, 1) Replacement single storey extension to rear east and south elevations integration of lower ground floor of existing return to accommodate new kitchen, pantry, dining area and play room with new utility back entrance and shower room. 2) Internal alterations at ground floor level within the existing house to provide new sliding pocket doors between dining room and new kitchen. Conversion of existing kitchen to boot room and plant room. 3) New 2 storey extension over ground level extensions on south side of house and set back from the front elevation to provide 2 new ensuite shower rooms and first and second floor return bedrooms. 4) Replacement part 2 storey part single storey pitched roof garage to accommodate garage and garden room/den on ground floor with home office/ gym and shower room at first floor. 5) Internal alterations at first floor level to provide new ensuite to master bedroom. 6) Works including upgrading of all existing window joinery including provision of replacement slim line double glazing, internal breathable drylining to all walls at return/first/second floor levels, repointing of brickwork, reslating/repairs to main roof and chimney repairs. 7) External works will include new drainage works, alterations to existing landscaping to front and rear gardens to facilitate new extension works and repair works to all boundary walls. 8) Provision of new services throughout the house including new air to water heat pump serving underfloor heating to entire ground floor of existing and extended house.
