Development contribution calculator
Estimate the Section 48 development contribution payable on a grant of Irish planning permission. Each local authority sets its own rate per square metre in its contribution scheme - often in the region of EUR 100 per m2 for residential floor space - so enter the floor area and your authority's rate for an indicative figure. Exemptions and reductions (for example for social housing or change of use) vary by scheme.
Indicative only. Rates and thresholds change over time and vary by location and scheme - verify figures with the relevant authority (Revenue, the local planning authority, a quantity surveyor) before relying on them.
Development contribution
Section 48 contribution - rate × floor area.
Frequently asked questions
What is a Section 48 development contribution?
A levy that a local authority attaches as a condition of planning permission under Section 48 of the Planning and Development Act 2000, to help fund public infrastructure such as roads, water and community facilities. The rate per square metre is set out in the authority's published development contribution scheme.
How do I find my local authority's contribution rate?
Every authority publishes a development contribution scheme on its website with rates per square metre by use class. Some areas also have supplementary schemes for specific infrastructure, which are charged on top of the general scheme.
