Proposed development

The development will consist of a two storey extension to the existing ground floor (area=138m2) and first floor (area=183m2), total area = 321m2 approx. (Protected Structure). The extension will include new bar and restaurant areas at both levels, new circulation stairs, enlarged and improved toilet facilities to comply with modern building regulations and new smoking terrace replacing the existing one which will be demolished. The extension will extend the existing ground floor and first floor bar and restaurant to the east and south to the rear site boundary. There is visible elevation to the North & West only as the extension runs to the East and South boundary built into an existing hill which will have a retaining wall. The existing layout will be altered, with rear east external wall and part roof removed, existing services will be altered and adjusted as required.
