Proposed development

Permission for LRD development which consists of; A proposed Large-Scale Residential Development (LRD) comprising amendments to a permitted Strategic Housing Development (SHD) scheme of 240 no. student accommodation bedspaces and a café (ABP-313286-22 refers). The amendments to the permitted development will consist of: (1) Reduction in the ground floor area from 1,645m2 to 1578m2 (67m2 reduction) by setting back the southern curtain walling to facilitate services diversion in the south-west corner of the building. (2) Internal layout changes at ground floor level including the omission of the café use. (3) Reduction in the floor to floor heights on upper floors, resulting in an overall building height reduction of approximately 1 metre. (4) Adjustments to stair/lift core layouts to comply with fire safety requirements with minor internal layout adjustments in floors 1 – 6. (5) Elevational changes including fenestration alterations, replacement of aluminium spandrels with brick spandrels and addition of transom lines in curtain walling. (6) Omission of telecommunication masts at roof level, replacement of rainscreen cladding with brick finish and inclusion of solar panels. (7) Minor modification to landscaping and parking spaces related to fire tender and vehicle tracking. (8) All site development works above and below ground necessary to facilitate the proposed development. This application for the proposed amendments to the consented Strategic Housing Development (ABP 313286-22 refers), is a Large-scale Residential Development as defined under Section 2 of the Planning & Development Act 2000, as amended.
