Proposed development

Permission for development which consists of: the refurbishment and extension of existing 3 storey (2 storey over basement level) ‘Gort Ard’ House (A Protected Structure RPS No. 8701) and associated existing 2 storey annex building (total existing GFA approx. 686.7 sq m) to provide for the upgrade of existing facilities and services offered on site including provision for: (a) new student accommodation (16 no. ensuite bedrooms with an overall proposed capacity of 18 no. bed spaces); (b) private residential accommodation for resident Gord Ard House management and guests (4 no. ensuite bed rooms with 4 no. bed spaces); (c) a new oratory; (d) a new multipurpose building; and (e) all ancillary areas and works (total new GFA approx. 1,278.37 sq m). The development works will include: • The demolition of an existing link building (approx. 81 sqm), removal of an external wall planter and partial removal of an existing stone wall to facilitate the new development proposal; • The refurbishment and renovation of ‘Gort Ard’ House (A Protected Structure RPS No. 8701) to include dining space, kitchen and hot press, servery, pantry, hall pantry, staff changing and social area, cleaner store, hall, WCs, storage, cloak room, entrance lobby, lobby, conference room, visitor room, day room, directors office, comms rooms, visitor WC, 1 no. ensuite student bedroom and 4 no. resident bed rooms and all circulation areas across the lower ground floor, upper ground floor and first floor levels (3 storeys). • The refurbishment of the existing annex building to include 9 no. ensuite student bedrooms at lower ground and ground floor level (2 storeys). • A new side extension (predominantly 2 storeys with 3 storey element to accommodate a new lift) linking the newly refurbished Gort Ard house and the Annex building to include 1 no. ensuite student bedroom, lounge, plant room, utility, drying press, accessible WC, washing/laundry area, ironing and laundry area, lobbies, lift and service riser at lower ground floor level. A new oratory at upper ground floor level to including sacristy, confessional box, lobbies, store, lift and service riser. • A new multipurpose building (2 storey) including 2 no. multipurpose rooms, shower facilities and toilets at lower ground floor level and 5 no. ensuite student bedrooms, lobbies and corridors at upper ground floor level. • A new link and extension between the newly refurbished annex building and new multipurpose building (2 storeys). • Primary veh
