Proposed development
Large-scale Residential Development (LRD) comprising 274 no. residential units (including 114 no. 1 bed units and 160 no. 2 bed units) in a single apartment block ranging from nine to eleven storeys over a common basement level. The proposal includes a childcare facility and a retail unit (Class 1 use) at ground floor level of the apartment block. Private balconies / terraces for the apartments are provided on the eastern, southern and western elevations. Vehicular access to the basement car park is provided from the Old Ballymun Road to the west. Bicyclist access to the basement is via the dedicated bicycle lift from the communal open space to the west of the apartment block. The proposed development includes a new cycle path and footpath along the Old Ballymun Road and a new shared footpath to the north of the site. The development includes 116 no. car parking spaces, comprising 109 no. residential spaces at basement level (including 4 no. accessible spaces) and 7 no. spaces at surface level (including 2 no. accessible spaces for residential use, 2 no. set-down spaces serving the childcare facility, and 3 no. spaces for the retail unit). 12 no. motorbike parking spaces are provided at basement level. The development includes a total of 597 no. bicycle parking spaces, including 435 no. long term secure residential spaces at basement, ground floor and surface level, and bicycle maintenance areas, and 138 no. short term residential spaces at surface level, 3 no. long term secure spaces for the childcare facility and 3 no. long term secure spaces for the retail unit at surface level, 15 no. short term spaces for the childcare facility and 3 no. short term spaces for the retail unit at surface level. The proposal also includes plant rooms, bicycle lift and block cores at basement level, and bin stores, storage areas at ground floor level. The proposed development includes public open space, including a public plaza, and communal open space including children's play areas, childcare facility play area, PV panels, lift overruns, green / blue roof and podium, foul and surface water drainage, hard and soft landscaping, lighting, ESB Substation. The proposal includes all associated site and infrastructural works, including connections to existing water, foul and surface water infrastructure along the Old Malahide Road and Northwood Avenue (subject to the necessary consents).
